Giving Notice to Vacate
When you are ready to move out of your rental property, you must provide written notice to our office. The required notice period depends on your tenancy agreement and the reason for leaving.
Notice Periods
Under the Victorian Residential Tenancies Act:

| Fixed-term lease ending | 28 days before the end date |
| Month-to-month tenancy | 28 days |
| Breaking a fixed-term lease early | 28 days (break fees may apply) |
How to Give Notice
- Complete the notice form — submit your notice to vacate in writing using the form below or by emailing our property management team
- Include key details — your name, property address, intended vacate date, and forwarding address
- Confirm receipt — our team will acknowledge your notice and confirm the vacate date
Preparing to Vacate
To ensure a smooth move-out and timely return of your bond:
- Clean thoroughly — the property should be returned in the same condition as when you moved in (refer to your condition report)
- Arrange professional carpet cleaning — required in most tenancy agreements
- Repair any damage — beyond fair wear and tear
- Remove all belongings — including items from sheds, garages, and outdoor areas
- Maintain the garden — mow lawns, trim hedges, and weed garden beds
- Return all keys — every key and access device must be returned on the vacate date
The Final Inspection
Your property manager will schedule a final inspection on or shortly after your vacate date. During this inspection:
- The property's condition is compared against your entry condition report
- Any issues beyond fair wear and tear are noted
- Your bond claim is processed through the RTBA
Bond Return
Once the final inspection is complete and any outstanding matters are resolved, your bond will be released through the Residential Tenancies Bond Authority. This process typically takes 10-14 business days.
