Let us know about any repairs or maintenance needed at your rental property.

How to Submit a Maintenance Request

If something in your rental property needs attention, please let us know as soon as possible. Prompt reporting helps us resolve issues quickly and prevents minor problems from becoming major repairs.

For Non-Urgent Maintenance

For non-urgent issues such as dripping taps, minor appliance faults, or general wear and tear:

  1. Submit a request through our online maintenance form below
  2. Include a clear description of the issue and its location in the property
  3. Attach photos if possible — this helps our team assess the issue quickly
  4. Our property management team will review your request and arrange a tradesperson

For Urgent Repairs

Urgent repairs require immediate attention. Contact our office directly on (03) 9770 2828 during business hours, or use our after-hours emergency line for issues including:

  • Burst water pipes or serious water leaks
  • Blocked or broken toilets (if only one in the property)
  • Gas leaks or electrical faults
  • Failure of hot water, heating, or cooking facilities
  • Serious storm or fire damage
  • Flooding or serious flood damage
  • A fault or damage that makes the property unsafe or insecure

What Happens Next

Once you submit a maintenance request:

  1. Our team reviews the request (typically within 1 business day)
  2. We liaise with the property owner for approval if required
  3. A qualified tradesperson is arranged to attend
  4. You will be contacted to schedule a suitable time
  5. The repair is completed and documented

Tips for Tenants

  • Report issues early — small problems can become expensive if left unattended
  • Keep the property accessible — ensure the tradesperson can access the area that needs repair
  • Tenant responsibility — some items may be your responsibility (e.g., replacing light globes, maintaining garden areas as agreed in your lease)
